Concrete Slab Leveling Instead of Replacement

Wet concrete and runoff beside a home's foundation

Around Knoxville, sunken slabs usually start the same way: when soil under a slab washes out or compacts, the concrete drops and tilts. Sidewalks become trip hazards, driveways crack at the garage, and patios start draining toward the house instead of away from it.

Concrete leveling fills the gap under the slab and lifts it back into place through a few small holes. It's often called slab jacking or concrete jacking, and it costs a fraction of replacement.

A patio or walkway sloping toward the house sends water against the foundation, so leveling it is also good protection. If the house itself is settling, that's house foundation repair, not slab lifting, and we'll tell you which you need.

What We Lift

Slabs We Can Level

✓

Driveways

Sunken sections at the garage or street are lifted to stop cracking and water pooling.

✓

Sidewalks and walkways

Uneven joints that cause trips are brought back flush.

✓

Patios and pool decks

Slabs sloping toward the house are lifted so water runs away from the foundation.

✓

Porch steps and stoops

Steps that have pulled away from the house are lifted back into place.

Two Methods

Concrete Lifting in Knoxville

  1. 01

    Foam lifting (polyjacking)

Expanding polyurethane injected through small holes lifts the slab. Light, fast-curing and ready to use quickly.

  2. 02

    Mudjacking

A cement slurry pumped under the slab fills voids and lifts it. A lower-cost option for larger areas.

  3. 03

    Sealing the joints

After lifting, joints and cracks are sealed so water doesn't wash out the soil again.

Typical Pricing

How Much Slab Lifting Runs

JobTypical cost
Concrete leveling (slab lifting)$650 – $1,900

Typical ranges from national cost guides, not our quotes. The size of the slab, how far it has dropped and the method chosen set the price; mudjacking usually runs $3 to $6 per square foot and foam $5 to $25.

Good to Know

Lifting vs. Replacing Concrete

Is concrete leveling the same as foundation repair?

No. Concrete leveling lifts flat slabs like driveways, sidewalks, patios and steps. If the house itself is settling, that needs piers or other foundation work.

What's the difference between mudjacking and foam lifting?

Mudjacking pumps a cement slurry under the slab; foam lifting uses expanding polyurethane through smaller holes. Foam is lighter and cures fast, while mudjacking usually costs less per square foot.

How long before I can use the slab?

Foam-lifted slabs can usually be walked on right away. Mudjacked slabs typically need a day or so before heavy use.

Is leveling cheaper than replacing concrete?

Usually, often by a lot, as long as the slab isn't badly broken. Heavily cracked or crumbling concrete is better replaced.

Why did my slab sink?

Water washing out the soil underneath, soil that wasn't packed well when the concrete was poured, or downspouts draining under the edge are the usual causes. Heavy Knoxville downpours make washout worse.
