Knoxville Foundation Waterproofing
Water soaking the walls from outside? We keep it off the foundation, so it never reaches the basement or crawl space.
- Exterior membranes and drains
- Grading and downspouts fixed
- Only the sections that need it
Exterior Foundation Waterproofing

The best place to stop water is before it touches the foundation. Exterior waterproofing seals the outside of the wall and gives water an easy path away from the footing instead of through the wall.
It also protects the structure. Soil that stays soaked next to the footing softens and moves, and that's behind a lot of the cracking and foundation settlement repair we see. Keeping the ground drier helps the whole house.
Exterior work is the most thorough kind of waterproofing. Knoxville homes on sloped lots often need it only on the uphill side, where runoff collects against the wall.
When Outside Work Makes Sense
One wall keeps leaking
If water always comes through the same wall, sealing it from outside stops it at the source.
The yard slopes toward the house
Runoff collects against the uphill wall and soaks the soil next to the footing.
Walls are already exposed
If digging for another repair, it's the right time to seal and drain the outside face.
Inside work isn't practical
Finished basements and crawl spaces can be easier to protect from the outside.
Knoxville Waterproofing From the Outside In
01
Membrane on the wall
The wall is dug out, cleaned and coated with a waterproof membrane and drainage board.
02
Footing drain
A perforated drain at the footing carries water away to daylight or a sump.
03
Grading and downspouts
Soil is sloped away from the house and downspouts are extended so roof water lands well clear of the wall.
04
Paired with interior work
Where outside access is limited, an interior drain picks up what gets past.
Exterior Waterproofing Budget
| Job | Typical cost |
|---|---|
| Exterior foundation waterproofing | $2,500 – $9,000 |
| Regrading around the house | $500 – $3,000 |
| Basement waterproofing | $3,000 – $10,000 |
Typical ranges from national and Tennessee cost guides, not our quotes. How much wall needs digging, depth and what's in the way (driveways, patios, landscaping) drive the price.

How is this different from basement waterproofing?
Basement waterproofing usually works from the inside, catching water after it comes through. Foundation waterproofing works on the outside, keeping water off the wall in the first place with membranes, footing drains and grading.
Do I need to dig around the whole house?
Rarely. Most of the time only the wall sections that leak, or the uphill side of the house, need exterior work. Grading and downspout changes cover the rest.
Is exterior waterproofing worth the cost?
It costs more because of the digging, but it stops water before it reaches the wall. It's worth it when one side keeps leaking, when walls are already exposed for another repair, or when inside work isn't practical.
Can grading alone fix my problem?
Sometimes. If water only gets in during heavy rain on the side where the yard slopes toward the house, regrading and extending downspouts can be enough. That's a common setup on hilly Knoxville lots.
Does this help with foundation settling?
Yes. Soaked soil next to the footing is behind a lot of settling, so keeping water away helps protect the foundation as well as the basement.
